Also include the type of design you would like to have done, for example; a new modified floor plan, basement, kitchen, bath redesign and or an addition; just ask if I do it. I need to see photo's and the measurements to determine a fee if any. Send your measurements including post, I-beams, window size and location, all existing walls and of course ceiling heights and by sending a dozen or more photo's to me as an attached file by email. Then I will draft it onto the CAD software determining the design cost and communicate the design fee via Email. This part is free to you.

Once agreed on, I get to work on the plans keeping you updated on the layout with PDF images on what I'm working on and sending it to your email so I can see if your happy with the space planning phase. After you indicate that all the walls and rooms are good I then work on all the detail including electrical, plumbing, soffits and so on. Once I know you are satisfied, I send you a scaled PDF file plan you can print out at a Kinko's for building it and permitting it along with many 3D color graphic views and they are emailed to you at no extra cost.
Most plans take a week to three weeks or so for delivery based on your decision making and or email response time and having the correct measurements and photos. Think of it; this is the best way to get an apples to apples bids and to have it turn out the way it should. Imagine giving the framing contractor a 3D color view so they know just how you want it to look. All plans are done with great detail explaining all notes clearly so everyone involved understands them and what they are doing.
This is a sample of what measurements to send. Perimeter walls, post, drains, furnace and stairway locations and windows along with ceiling height. It does not have to be neat in any way. Anything like the sketch below will work for me. Remember, I have seen over two thousand plus basements, do I don't need to be standing in yours to design it. Just good measurements and photos.

Please measure in feet and inches rounding up or down, no parts of an inch. Also indicate ceiling height and note if you measured to the center of the post or to each side also indicating the width of the post.
Show all perimeter wall sizes, beam and stairway locations. Then I draw up a preliminary footprint like this one below to verify dimensions and what the CAD comes up with for the total square footage. And don't worry, we may go back and forth by email a few times to get it right.
This finished plan below was design in this way; just from sending a sketch to me and once again, there's no need for me to stand in your basement to do this since I've been in thousands of basements over the years so it's easy to comprehend what I see in your photos.
It's that simple and it's a fun process. You will also receive a questionnaire I need filled out and sent back to me so I know how you want to use the space. And with this information, I will determine an exact one time design fee along with a design fee agreement that will be sent to you. I then send you a PayPal request for the fee. I then work with you until satisfied. It's really a fun process seeing your plan come to life on PDF images progressively. You do end up with a large printable 24x36 inch scaled plan to pull permits with and to build from. Basement Finishing & Design Service
Engineering and permitting is not included. Changes can be made at no extra charge limited to one revision after you already liked a finished plan you agreed with. Just ask my references how nice it is to work with me. We work on preliminary plans first before any ceiling detail is put in such as soffits and electrical with lighting, once you tell me you like the plan and have viewed the PDF file I email to you then you tell me which plan to put in all the detail. No extra charge if we do it this way and you get what you want.
For a free design quote fill out our feedback form then email those digital photos and or fax some measurements and we'll let you know what the fee may be. If you have a foundation plan or anything to email to me but don't have a scanner or fax, just take a photo, this is after all a way to make a photo copy.
If you don't have a scanner or digital camera; take your measurements, floppy or CD disk and photos to a place like Kinko's or scan them in and put them on your disk, put the files back on your PC and attach the files and email them or you may fax what you can to me. If you want me to see a large builders plan, just lay it out on the floor and stand over it taking a digital photos. Send the photo that I can read all the numbers on.
