OUT OF STATE? To Get Started, fill out the feedback form. Also include the type of design you would like to have done, for example; a new modified floor plan, basement, kitchen, bath redesign and or an addition, just ask if I do it. I need to see photo's and the measurements to determine a fee if any. Send me your measurements including poles, I-beams, window size and location, all existing walls and of course ceiling heights and by sending a dozen or more photo's to me as a jpeg file, then I will communicate a fee via Email. Once agreed on, I get to work on the plans keeping you updated on the layout with PDF images on what I'm working on and sending it to your email so I can see if your happy with the space planning phase. After you indicate that all the walls and rooms are good I then work on all the detail including electrical, plumbing, soffits and so on. Once I know you are satisfied, I send you a scaled PDF file plan you can print out with many 3D color graphic views and they are emailed to you at no extra cost. Upon request, I will also mail the plan on 13x19 paper or send you the PDF file to scale if you wish that you can print on large paper at a Kinko's or such.
Most plans take a week to three weeks or so for delivery based on your decision making and having the correct measurements and photos. Think of it; this is the best way to get an apples to apples bids and to have it turn out the way it should. Imagine giving the framing contractor a 3D color view so they know just how you want it to look. All plans are done with great detail explaining all notes clearly so everyone involved understands them.

This is a sample of what measurements to send. Perimeter walls, post, drains, furnace and stairway locations and windows along with ceiling height. It does not have to be neat in any way. Anything like the sketch below will work for me. Remember, I have seen over a thousand plus basements.

Then I will email you a preliminary layout like this one below to verify dimensions.
It's that simple and it's a fun process. You will also receive a questionnaire I need so I know how you want to use the space and with this information I may determine an exact design fee with an agreement signed that will be sent to you by PayPal. Then I work with you until satisfied or one additional revision months later if needed. It's really a fun process seeing your plan come to life on PDF images progressively. Just ask for references, I have lots of out of state clients as I do local customers. Thanks and I look forward to working with you.

Engineering is not included. Changes can be made at no extra charge limited to one revision after you already liked a finished plan you agreed with. Just ask my references how nice it is to work with me. An extra charge of 35 cents per foot if more changes are needed after you tell me you like the plan and have viewed the PDF file I email to you and I have put in all the detail you requested. This is only due if I have done all the final detail and you wrote me telling me you loved the plan.

If you don't have a scanner take your measurements, floppy or CD disk and photos to a place like Kinko's, scan them in and put them on your disk, put the files back on your PC and attach the files and email them or you may fax what you can to me. Thank you and I do look forward to working with you.
